Terms of Use

In the event of any conflict or inconsistency between the Swedish and English versions of these Terms of Use, the Swedish version shall prevail

1. About These Terms

These Terms of Use ("Terms") govern your access to and use of nezto.com ("the Site") and the Nezto Vision Engine™ ("the Service"), operated by Hevma AB, a company incorporated under Swedish law.

By registering an account or using the Service, you agree to be bound by these Terms. If you do not agree, you must not use the Service.

These Terms are governed by Swedish law. Any dispute arising out of or in connection with these Terms shall be finally settled by Swedish courts, with the Stockholm District Court (Stockholms tingsrätt) as the court of first instance.

2. Who May Use the Service

The Service is available to private individuals and real estate professionals. You must be at least 18 years of age to register an account or use the Service. By registering, you confirm that you meet this requirement.

Use of the Service is not restricted by geography unless required by applicable law.

3. The Nezto Vision Engine™

The Nezto Vision Engine™ is an automated property valuation tool that combines a statistical valuation model (AVM) with computer vision analysis of user-uploaded property images to generate an estimated market value for residential properties in Sweden.

To access a full valuation result, you must create a registered account.

4. Important Disclaimer — Valuation Results

All valuations generated by the Nezto Vision Engine™ are algorithmic estimates only. They are produced automatically by machine learning models and computer vision algorithms and have not been reviewed, verified, or approved by a licensed real estate agent (fastighetsmäklare) or any other qualified valuation professional.

Valuation results are indicative and for informational purposes only. They do not constitute a professional property valuation, appraisal, or advice. They may not reflect current market conditions, individual property characteristics not captured in your inputs, or other factors relevant to actual market value. Valuation results must not be relied upon for any financial, lending, investment, legal, or transactional decision.

Hevma AB makes no representation or warranty, express or implied, as to the accuracy, completeness, or fitness for purpose of any valuation result. To the maximum extent permitted by Swedish law, Hevma AB accepts no liability for any loss or damage, direct, indirect, or consequential, arising from your reliance on a valuation result. See also Section 9 on limitation of liability.

5. User Account and Registration

When you register, you agree to provide accurate, current, and complete information and to keep it updated. You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account.

You may close your account at any time by contacting us at hello@nezto.com. Upon closure, your account data will be handled in accordance with our Privacy Policy, available on the Site.

6. Property Images — Upload and Licence

When you upload images through the Service, you confirm that you have the right to upload and share those images and that doing so does not infringe the rights of any third party.

You grant Hevma AB a non-exclusive, worldwide, royalty-free licence to use, process, and analyse the uploaded images solely for the purpose of providing the Service to you. We will not use your uploaded images for any other purpose without your separate consent, except as required by law or as described in our Privacy Policy.

7. Lead Generation — Broker Contact Request

Within the Service, you may choose to submit a contact request by clicking the relevant call-to-action. By doing so, you actively and voluntarily request to be contacted by one or more of Nezto’s selected partner brokers regarding the relevant property.

When you submit a contact request, the personal information associated with your account, such as name, contact details, and property of interest, will be shared with the relevant partner broker or brokers for the purpose of fulfilling your request.

Commercial disclosure: Hevma AB receives commercial consideration from partner brokers in connection with fulfilled contact requests. This does not affect your rights as a user.

You may withdraw your consent to broker contact at any time by sending an email to hello@nezto.com. Withdrawal requests will be handled in accordance with the timelines set out in our Privacy Policy. Please note that withdrawal does not affect the lawfulness of any sharing that occurred before your withdrawal, and Hevma AB cannot recall data already transmitted to a broker prior to receiving your withdrawal request.

8. Acceptable Use

You agree not to use the Service for any unlawful purpose or in violation of these Terms. You agree not to provide false, misleading, or fraudulent information when registering or uploading property data. You agree not to attempt to reverse-engineer, scrape, copy, or extract the underlying models, algorithms, or data of the Service. You agree not to use automated tools to access or query the Service in a manner not authorised by Hevma AB. You agree not to interfere with or disrupt the integrity or performance of the Site or Service.

Hevma AB reserves the right to suspend or terminate your account if you breach these Terms.

9. Limitation of Liability

The Service is provided free of charge. To the maximum extent permitted by applicable Swedish law, Hevma AB’s total liability to you in connection with the Service shall not exceed zero Swedish kronor (0 SEK), reflecting that no fees are charged for access. Hevma AB shall not be liable for any indirect, incidental, special, or consequential loss or damage, including loss of profits, data, or opportunity, howsoever caused.

Nothing in these Terms excludes or limits liability that cannot be excluded or limited under Swedish mandatory consumer protection legislation.

10. Intellectual Property

The Site, the Nezto Vision Engine™, and all content, models, software, designs, and materials made available through the Service are the intellectual property of Hevma AB or its licensors. All rights are reserved.

Nezto Vision Engine is a trademark of Hevma AB. Nothing in these Terms grants you any right to use Hevma AB’s trademarks, trade names, or branding without prior written consent.

11. Availability and Changes to the Service

Hevma AB does not guarantee uninterrupted or error-free access to the Service. We reserve the right to modify, suspend, or discontinue the Service or any part of it at any time, with or without notice.

12. Changes to These Terms

Hevma AB may update these Terms from time to time. When we do, we will update the date at the top of this page and post a notice on the Site. Your continued use of the Service after such notice constitutes your acceptance of the revised Terms. If you do not accept the revised Terms, you must stop using the Service.
