From analysis to client: how Besqab evaluated Nezto Pro

Real estate development is about making the right decisions at the right time. Which apartments should be built, in which location, at what price, and for whom? These are questions that require solid market understanding and a feel for what buyers are actually willing to pay.

A real-world test run

Besqab is one of the Stockholm region's more established residential developers, with a clear focus on well-planned projects in attractive locations. When we presented Nezto Pro to them, they didn't want a generic demo, they wanted to see what the platform actually delivers on a real project in a real area.

We ran a project analysis on one of their upcoming developments. The analysis combined our automated valuation model (AVM) with SHAP-based explanation per apartment, a review of the resale market in the area, competing new developments, and a socioeconomic area profile including an AI-generated target group recommendation.

The result was a complete picture of what the market supports, who's buying, and why a given price is right or wrong. Not as a gut feeling, but as a data-driven foundation.

What Nezto Pro actually does

What sets Nezto Pro apart from traditional market analyses isn't that we have more data, it's that we know what drives value in each individual apartment.

The SHAP analysis breaks down the valuation into its components: floor level, view, floor plan, monthly fee, distance to public transport. Each factor is weighed against the others and against comparable properties on the market. That produces an explanation that holds up in a room with an experienced broker, a board, or an investment committee.

Combined with an ongoing market overview such as sold properties, active projects and price movements, the project team gets a platform they can return to throughout the entire project timeline, not just at a single decision point.
